How to read a Utah seller net sheet

Work from the top down. The sale price is the contract price, not the list price. The mortgage payoff should come from a current payoff statement, because interest accrues daily and the figure on a monthly statement is already stale. Commission is the total agreed in the listing agreement, split between brokerages at closing. The owner's title policy is priced from Utah's filed rate schedule tied to the sale price. Settlement and recording are flat fees. Tax proration depends on the closing date and the county's most recent tax bill.

Costs sellers forget

  • Second mortgages and HELOCs: any recorded lien must be paid and released at closing.
  • Solar loans and UCC filings: solar systems are often financed with a lien that has to be paid or assumed.
  • HOA transfer fees and dues: the HOA demand letter sets both; we order it when the file opens.
  • Home warranty: if the contract has the seller providing one, it comes out of proceeds.
  • Concessions: seller-paid closing costs or repair credits agreed in the contract or addenda.

What is a seller net sheet?

A seller net sheet is an itemized estimate of what a home seller walks away with at closing. It starts with the sale price and subtracts the mortgage payoff, real estate commissions, the owner's title policy, settlement and escrow fees, recording fees, prorated property taxes, HOA items, and any seller concessions. The number at the bottom is the estimated net to seller.

How accurate is a net sheet?

It is a planning estimate. Payoff amounts change daily with interest, and taxes and HOA dues are prorated to the actual closing date. Final figures are confirmed on the settlement statement your escrow officer prepares before signing.

Who pays the owner's title policy in Utah?

It is negotiable and set in the Utah Real Estate Purchase Contract. In most Utah transactions the seller pays the owner's policy and the buyer pays the lender's policy, which is why this net sheet includes the owner's policy as a seller cost by default.

How are property taxes handled at a Utah closing?

Utah property taxes are billed once a year and due November 30. At closing, taxes are prorated so the seller credits the buyer for the portion of the year the seller owned the home, or the buyer reimburses the seller if the year's taxes were already paid.
