Land & lot title

Land & lot title & escrow

Raw land and lot transactions carry their own risks — access, easements, boundary lines, and vesting. We search them carefully and close them clean, anywhere in Utah.

Whether you're buying a building lot, a recreational parcel, or acreage for development, OnRecord handles the title search, examination, and escrow with the same speed and communication as any residential file — with extra attention to the issues that land deals raise.

What we examine on every land file

  • Legal access: frontage on a public road or a recorded easement, not a handshake.
  • Easements and rights of way: utilities, irrigation and canal companies, ditch rights, and neighbor access that may cross the parcel.
  • Mineral, water, and grazing reservations that a prior owner may have kept when the surface was sold.
  • Boundary and legal description: metes-and-bounds descriptions are checked against the county plat and any survey, and gaps or overlaps are raised before closing.
  • Vesting and probate: family-held parcels often sit in estates or trusts; we confirm who can sign.
  • Taxes, greenbelt, and rollback: parcels assessed under Utah's Farmland Assessment Act can trigger rollback taxes when use changes, and we flag it.

Building on it next?

If the lot is headed for construction, the same escrow officer can carry the file into a construction and disbursement escrow, so the lender's policy, draw schedule, and eventual buyer closing are handled by someone who already knows the parcel. Investors assembling parcels or closing on seller financing should read how we work with investors.
