Digital earnest money — Earnnest

We collect earnest money digitally through Earnnest, eliminating paper checks and emailed wire instructions. Per Earnnest's published materials:

  • 256-bit encryption, with two-factor authentication at sign-in
  • One-time tokenized access to funds — Earnnest never sees or stores account numbers or login credentials
  • Every account, sending and receiving, is verified before a transaction
  • Multiple verification points document each user's authorization to move funds

Wire-fraud prevention — CertifID

Wire fraud is the single biggest threat in a real estate transaction. We use CertifID to defend against it:

  • Identity verification of the parties before funds move
  • Bank-account validation so money reaches the right account
  • Wire instructions shared in a secure, encrypted environment — never by email
  • Transaction insurance coverage and a dedicated fraud-recovery team

Secure production platform — Qualia

Our title and escrow files are managed in Qualia, a secure closing platform:

  • Independently certified to SOC 2 Type II, ISO 27001, and ALTA Best Practices Pillar 3
  • Access and permission controls governing who can see your file
  • Documents and order details shared through a secure, closed portal
  • Strong encryption in transit and at rest, with regular third-party audits

Utah regulatory standards

As a Utah title and escrow provider, OnRecord Title is regulated by the Utah Insurance Department. Requirements that protect your money and information include:

  • Licensed title agency and individually licensed escrow & title professionals
  • Fidelity bond / crime insurance and professional liability (E&O) coverage
  • Client funds held in dedicated, segregated escrow accounts
  • A staffed physical office in Utah, overseen by a licensed escrow professional
