What a construction file includes

  • Land acquisition or lot takedown closing with the owner's policy and construction lender's policy issued together.
  • Disbursement escrow: draw requests, inspection sign-off, lien waivers collected from the general contractor and subs, and funds released on schedule.
  • Lien monitoring through Utah's State Construction Registry so preliminary notices are known and cleared, not discovered at the final closing.
  • Plat and subdivision work: recording the plat, lot splits, CC&Rs, and easements, then closing individual lots to buyers or builders.
  • Buyer closings at completion with builder and subdivision rate programs applied where the file qualifies, and mobile or online signings for buyers who are relocating.
