How title & escrow works, and answers to the questions we hear most — everything you need to know about working with OnRecord.
Title and escrow protect the two things that matter most in a closing: clear ownership and the money that changes hands. Here's how the process unfolds.
We open your file the moment the contract lands and confirm the details with all parties.
We search the public record for ownership, liens, and encumbrances, then examine what we find.
We issue the commitment — what will be insured, and any requirements to clear before closing.
Funds and documents are held in escrow. Your buyer or seller signs — in office or remotely.
Documents record, funds disburse, and the title policy issues — the deal is on the record.
A title company researches the history of a property to confirm legal ownership, identifies any liens or claims against it, issues title insurance to protect buyers and lenders from future disputes, and manages the escrow process — holding funds and documents until all closing conditions are met.
Title insurance protects you from financial loss due to defects in the title that weren't discovered during the title search — things like undisclosed liens, forgery, errors in public records, or unknown heirs.
We typically deliver title commitments within 2 business days. The industry average is 5–7 days. For rush situations, call us directly at 385-464-2060.
Escrow is a neutral third-party arrangement where funds, documents, and instructions are held until all conditions of a real estate transaction are met. As your escrow company, we ensure that money changes hands only when everything is in order.
We serve the entire state of Utah with primary focus on the Wasatch Front — Salt Lake City, Provo, Ogden, Park City, and surrounding communities. Mobile closings are available statewide.
A mobile closing means we send a licensed escrow officer to the location of your choice — a real estate office, the buyer's home, a hospital, or anywhere convenient. Same professional service, flexible location.
