Information, not advice
The guides, FAQs and articles on this site are general information about title and escrow in Utah. They are not legal, tax or financial advice and do not create an escrow or agency relationship. Your transaction is governed by the escrow instructions, title commitment and policy you sign, not by this website.
Calculators are estimates
The seller net sheet and title pricing calculators produce estimates from the figures you enter and published rate schedules. Actual charges depend on the final contract, loan, payoffs, prorations and the underwriter's filed rates, and will appear on your settlement statement. Do not rely on a calculator result as a quote.
Orders and forms
Sending an order or a message through this site is a request. A file is open only when our office confirms it. Do not send bank account numbers, Social Security numbers or wire instructions through the website forms; our staff will collect what is needed through secure channels once a file is open.
Wire instructions
OnRecord Title never changes wire instructions by email, and never asks you to by email or text. Before sending funds, call our office at a number you already have and confirm the instructions by voice. Our wire safety page explains how fraud attempts work and how we verify.
Order desk software
OnRecord Title operates order-entry software that reads order requests sent to our own order mailbox so staff can open files. It is an internal tool used by our staff; it is not offered to the public and it does not access any customer's accounts. How it handles information is described in our Privacy Policy.
Acceptable use
You may use the site for its intended purpose: learning about our services, estimating costs and contacting us. You may not scrape the site, submit false orders, attempt to access systems you are not authorized to use, or interfere with the site's operation.
Content and trademarks
The text, images, calculators and design of this site belong to OnRecord Title or its licensors. The OnRecord Title name and logo are our marks. You may print or share pages for personal, non-commercial use with attribution. Third-party names such as Earnnest, CertifID and Qualia belong to their owners.
Third-party links
The site links to outside services, including the Earnnest earnest-money portal and our underwriters. Those sites have their own terms and privacy policies, which we do not control.
Disclaimer and limitation of liability
The site is provided as is. We work to keep it accurate and available but do not guarantee it is error-free or uninterrupted. To the extent permitted by law, OnRecord Title is not liable for losses arising from use of the website, its calculators or its content. Nothing in these terms limits the obligations we owe you under a signed escrow agreement or title policy, or under Utah law.
Governing law
These terms are governed by the laws of the State of Utah. Any dispute about this website is brought in the state or federal courts located in Salt Lake County, Utah.
Changes
We may update these terms; the date at the top of the page shows the current version. Continued use of the site after a change means you accept the updated terms.
