Mobile, office, or online closing: which is right for your Utah signing?

A Utah closing can be signed at the title company's office, at any location the signer chooses with a mobile escrow officer, or online through a secure remote closing. All three produce the same recorded deed and the same title policy. The right choice depends on where the signers are, how complex the documents are, and how much time they have.

Where you sign does not change what you sign. It changes how much of your day the closing takes and how many people have to be in one room. Here is how the three options compare in practice.

Office closing

The traditional option. The signer comes to the title company, sits with the escrow officer, and signs the full package with the officer explaining each document. The notary is in the room, the original documents are in hand, and funding can be initiated the moment the package is complete.

Best for: buyers with a loan who want documents explained, complex files with several signers or entities, same-day funding, and anyone who prefers a formal setting.

Trade-off: everyone travels to the office during business hours.

Mobile closing

A licensed escrow officer or notary signing agent brings the package to the signer: their home, their workplace, the real estate office, a hospital, or a coffee shop. The signing is identical to an office closing; only the address changes. At OnRecord this is standard across the Wasatch Front and available statewide.

Best for: sellers who have already moved, buyers who cannot leave work, elderly or hospitalized signers, families with young children, and agents who want the closing at their brokerage.

Trade-off: scheduling has to be set a day or two ahead, and documents signed off-site travel back to the office before funding, which can push funding to the next business day for late-afternoon signings.

Online closing

The signer reviews and signs electronically, with identity verified and a notary present by video where the documents require it. Seller sides, cash purchases, and seller-financed deals are the easiest to close fully online. Financed purchases depend on the lender: many allow a hybrid where most pages are e-signed and a short set of documents is signed in person or through remote online notarization.

Best for: out-of-state buyers and sellers, investors, relocation buyers, and anyone who wants to sign from a phone.

Trade-off: the lender and the county may set limits, and a good connection and a camera are required.

How to choose

Ask three questions. Where will every signer physically be on signing day? Does the buyer's lender allow electronic signing of the note and trust deed? Does funding need to happen the same day? If everyone is local and the file is financed, an office or mobile closing keeps it simple. If a party is out of state, online is the answer. If a signer is in a hospital or cannot travel, mobile.

Whichever you pick, the escrow officer verifies every wire by phone and never changes instructions by email. That rule does not depend on where you sign.

Does a mobile closing cost extra?

Can a buyer with a mortgage close online in Utah?

It depends on the lender. Many lenders allow a hybrid closing where most documents are signed electronically and the note and trust deed are signed in person or with a remote online notary. Ask your loan officer early and we will match the closing to what the lender allows.

Can the buyer and seller sign at different times and places?

Yes, and in Utah they usually do. The seller often signs a day or two ahead, and the buyer signs when the loan documents arrive.

What do I need for a mobile or online signing?

A valid government photo ID, a quiet place, and about 30 to 60 minutes for a buyer with a loan, less for a seller or cash buyer. For online closings you also need a computer or phone with a camera and a stable connection.
